Fee Simple & Property Rights Valuation Issues for Commercial Properties

Appraisers are challenged by the need to develop Fee Simple values for property that sells based on leases in place at the time of sale. This workshop looks at background, terminology, and appraisal concepts for Fee Simple valuation, as well as suggested appraisal practice and possible solutions to resolving common issues that surface in the valuation of leased commercial property.

Several examples of effective rent and proper handling of tenant improvements are incorporated in the material. The workshop includes three short case studies that involve 1031 exchanges, long-term/credit leases, and leased fee/leasehold property rights.

Public Funds Investment Training for Appraisal Districts

TAAD presents a seminar for appraisers…

The purpose of this workshop is to provide training mandated by Texas Government Code, Chapter 2256. This two-day seminar meets the required 10 hours of PFIA training needed every two years by all individuals serving as financial officer, treasurer or investment officer of a local government, including an appraisal district.

Topics discussed:

  • Public Funds Investment Act Compliance
  • Texas Public Funds Collateral Act
  • As well as, developing a certificate of deposit program, investment policies, investment basics, factors that affect interest rates, using excel for investment controls, investment pools, internet resources for investment decisions, internal controls, the budgeting process, computer security awareness controls and business impact analysis.
